Lodge House

This small timber framed Lodge House needed complete renovation, to allow it to be rented for weekends. The building is not listed and dates from the 1800's. The walls are lath and lime plastered and we uncovered a number of old cast iron fireplaces during the works.

There was a 70's single storey, flat roofed extension on the rear which was in poor condition. This was removed and replaced with a new larger pitched roofed extension, which reiterated the distinctive decorative bargeboard already found on the cottage.

The timber frame sole plate was rotten and this needed repairing and the brick plinth required rebuilding in places. The chimney had may open joints and required complete repointing. While some of the external render was cracked, so this was replaced using the traditional method of timber laths and lime-hair plaster.

New Plumbing and waste was laid throughout with modern cast iron radiators in each room. New electrics were also supplied and wrought iron light fittings were used. We designed bespoke softwood Kitchen and Bathroom cabinets in a style to compliment the house and got a local joiner to make them and the new sanitary-ware and Kitchen facilities were inserted. The renovation works brought this interesting Lodge House up to current standards, while conserving the old features.
